Residential inspections are the majority of our business and we have the experience of thousands of residences ranging from very large multi million dollar estates to basic housing and condo units. We have extensive experience including country properties with septic systems and wells. We are also very familiar with older homes with stone or brick foundations, knob and tube wiring, galvanized water lines and asbestos.

Home inspection is a unique discipline which requires special training, knowledge and communication skills that differ substantially from those of other building professionals.

A home inspection is an opinion of the present condition and safety of the property based on a visual inspection of the readily accessible components of the building, weather permitting. We endeavour to identify all evident major repairs and as many minor items as are possible in the time and inspection conditions available based on a visual inspection using the operating controls available to an occupant. We provide our best guidance and advice on the expected costs for any major remediation.

Typically a small industrial or commercial inspection requires a full day to complete. Larger buildings can require 2 days or more to complete. Each report is fully customized and tailored to the property and the intended use of the buyer. As in the case of residential reporting, we use all of our sophisticated equipment, including thermal imaging of the roof when weather conditions permit, plus we provide digital photos accompanying the narrative throughout the report. Fees for industrial and commercial buildings are quoted individually depending on the location, size, age and current use of the property.
