We provide digital photos to confirm the existing condition & equipment and to provide a quick visual summary of our findings and recommendations. The majority of home inspectors do not provide this.
We prefer the client attend and remain with our inspector during the survey portion, however
we review the home on a laptop photo by photo with the client to ensure we have communicated thoroughly and that the client understands the issue.
We use digital thermometers to measure water temperature, ambient temperature, electronic moisture meters to measure the degree of moisture behind wall and floor surfaces and hydrometers for interior humidity. We use 10 power telephoto lens digital cameras to photograph areas which are difficult to access.
Depending on the visual clues discovered we will scan a home with a thermal imaging camera to look for significant insulation voids, or areas where mold may have developed. (this camera is used exclusvively by R. Edwards)
We provide a home owners manual (not a repair book), which explains how the electro mechanical systems within the home function, including the primary construction of the excavation, foundation and framed structure.
We provide a CD with all of our photos, handouts and construction diagrams to the client.
We provide a cost estimator, (updated every 18 months) covering every imaginable renovation or repair to the home in order for the client to determine the approximate cost of future renovations or repairs.
We can provide, air sampling (mold testing), radon gas testing, and a complete thermal imaging report for heat loss reduction at optional cost.
We can inspect and report on septic systems, (weather and access permitting), plus we can measure water flow and pressure, and schedule a 3rd. party well recovery test if requested.
We remain available to our clients for future support should they wish to make significant remodeling or changes to the home.
We are available to inspect the work performed by contractors following major renovations or additions or to resolve single issue problems such as leaking roofs, wet basements, electrical problems, foundation and wall cracking.
The entire report is delivered to the client on site at conclusion, the client does not have to download and review the report in isolation without the benefit of the inspectors insight and comments.
