Home inspection is a unique discipline which requires special training, knowledge and communication skills that differ substantially from those of other building professionals.
A home inspection is an opinion of the present condition and safety of the property based on a visual inspection of the readily accessible components of the building, weather permitting. We endeavour to identify all evident major repairs and as many minor items as are possible in the time and inspection conditions available based on a visual inspection using the operating controls available to an occupant. Our inspectors are insured and bonded. We require our inspectors to meet annual continuing education requirements essential to maintain high professional standards and current information on methods and materials. We comply with the code of ethics and standards of practice recommended by the Ontario Association of Home Inspectors, the Canadian Association of Home & Property Inspectors, NACHI & ASHI. We are certified to conduct air sampling (mold testing) and radon gas testing at optional cost.
At the outset of an inspection, our Home Inspection Contract is reviewed and signed with the client. All excluded items are clearly identified at the outset. Payment is expected at the completion of the inspection and delivery of the oral and written report to the client. Our fees are subject to 5% GST. Cash or cheque is acceptable.
Typically the inspection is scheduled and an appointment made with the vendor for a three hour period. The appointments are usually arranged between the selling and listing agent. The client is encouraged to review our Home Inspection Contract prior to arrival. At the outset of an inspection, our Home Inspection Contract can be reviewed and signed with the client, however, typically the report is signed at the conclusion to accept the report following a review of our findings and recommendations. All excluded items are clearly identified within the contract and report document . Payment is made at the completion of the inspection upon delivery of the oral and written report to the client. Our fees are subject to 5% GST. Cash or cheque is acceptable.

We encourage our clients to participate in the site inspection and to raise any issues of particular concern. We also encourage them to mention any planned renovations or alterations they intend or are considering. Post-inspection telephone enquiries on any aspect of our inspections are also encouraged. however, supplementary site re-visits may incur additional cost.
To measure customer satisfaction we provide our clients with a questionnaire that rates our services, provided in a postage paid self-addressed envelope.
Inspectors are available Monday through Friday, with usual starting times of 9.00 am. And 2.00 pm. by appointment only. Inspections can be booked for weekends and holidays if the inspectors are available. Depending on the size and age of the home, the typical inspection requires 3 hours to complete, document and brief the client.
